Required Documents

When you rent a property in Japan, the following initial costs may apply.
However, recently many properties do not include these costs.
Payment is normally made by bank transfer.
If you do not have a bank account, please ask us.

Security deposit Security deposit
In the event of late payment, rent is taken from the security deposit held by landlord.
Normally, the remaining deposit will be returned at the end of the contract, less a cleaning fee.
It is usually equivalent to one or two month's rent.
Key money A one off payment to the landlord for preparing the property.
It is non refundable.
It is usually equivalent to one or two month's rent.
Agent commission The fee for the agent who finds you a property.
In Japan when you rent a property, you normally do not meet the landlord. Instead your agent will help you to arrange the contract and they will take a fee for this.
It is usually equivalent to one month's rent.
Rent advance Rent will be pro rated to the end of the month when moving in. The next month's rent is also payable in advance.
Fire insurance Fire insurance covers possessions and building. Each property uses one insurance company. We strongly recommend you take out fire insurance.
Some landlords will not accept a tenant without fire insurance.
It costs about from 10,000 yen to 15,000 yen per year.
Guarantor A guarantor or guarantor company may be required.
(Some properties don’t require this.)
In most cases a guarantor must be working in Japan.
However, recently many people use guarantor companies and the landlord will recommend a guarantor company to use.
Normally the guarantor company fee is 40 - 60% of one month's rent.

Summary

Normally you may need six months rent to cover initial costs.
